Cul de Sac Neighborhoods: The Pros and Cons

Bay Area residents boast about safety within culs de sac, while others aren't convinced.

When Patch published prices for homes on culs-de-sac (yes, that's the preferred plural), many readers boasted about the benefits, which ranged from safety to better relationships with neighbors. 

Kelly Ellestad Pellizzer wrote on Newark Patch's Facebook Page, "it really has a cozy feeling to it. Like, its one big family. Especially on the 4th. Everyone joins in..its just great."

Analysts say home buyers are willing to pay up to 20 percent more for a home on a cul de sac.

Newark Patch reader James Horner wrote, "I also live in a court. Corner house. One of the main reasons I bought it, besides side access into the back yard. I feel it is safer and has no vehicle traffic except for the ones who reside in it. Small court too. Total of 8 homes," 

Tony Guzman added that property size and the camaraderie among neighbors are also beneficial factors of a cul de sac.

"The back yards are generally larger. Your neighbors seem to be more cooperative in streets parties and celebration. Maybe that will help reduce robberies. I like a cul de sac," Guzman wrote on San Leandro Patch's Facebook Page.

Still, some Bay Area residents said the extra costs aren't worth it when it comes to cul de sac homes.

"Parking is always a problem, especially for guests," wrote robbdee on Livermore Patch.

Gwenn Smith Olson wrote on San Leandro Patch's Facebook Page, "No, because someone can hang out around the corner to see when you leave your home and rob you. It is more conspicuous to do this when the home is not on a cul-de-sac."
